The Statler Dallas, located at 1914 Commerce Street in the heart of downtown Dallas, is one of the city’s most iconic landmarks. Originally opened in 1956 as The Statler Hilton, it was celebrated as the first modern American hotel and the largest convention facility in the South, boasting 1,001 guest rooms and a grand ballroom capable of accommodating 2,200 guests. Rising 19 stories, the building quickly became a symbol of innovation and mid-century design.

After decades of use and eventual vacancy, the building underwent a remarkable transformation and was reintroduced to the public in 2017 as The Statler Dallas, part of the Curio Collection by Hilton. Today, the revitalized property features 159 hotel rooms on the lower floors and 219 luxury residential apartments above. The mixed-use development also includes more than 26,000 square feet of indoor and outdoor event space—including a restored 14,000-square-foot ballroom—alongside multiple meeting rooms, fine dining, entertainment venues, and boutique retail offerings.

TriArc Construction was the Construction Manager for the core & shell (approximately $70 million), and the General Contractor for the finish out portion (also approximately $70 million) for this comprehensive restoration that was an architecturally and structurally complex project. The work involved modernizing a historic structure while preserving its original character. From the presidential suites and ballrooms to restaurants, garden court, and pop-up retail, every component required a tailored approach and careful attention to detail. The project’s success was the result of meticulous planning, precise scheduling, and close coordination among all stakeholders—showcasing TriArc’s ability to deliver excellence even on the most intricate of historic redevelopments.
